Zillow Research publishes the housing-market datasets behind Zillow's own site, most notably the Zillow Home Value Index (ZHVI), a smoothed, seasonally adjusted measure of typical home values, and the Zillow Observed Rent Index (ZORI), alongside inventory, sale price, days-on-market and new-construction data, all downloadable free as CSV files at national, state, metro, county and ZIP-code levels. Economists, journalists, lenders and real estate analysts use it as a standard reference for U.S. housing trends since it draws on Zillow's own listings and Zestimate data at national scale. It complements rather than replaces paid property-level data providers such as ATTOM or Cotality: Zillow Research is aggregate market-trend data, not parcel-level records for individual properties.
